The Challenge
Restoring a landmark in Kennett Square requires more than aesthetic updates; it requires a complete structural rebirth. We took on a derelict historic shell that was entirely uninhabitable—even the third floor had been reclaimed by nature. Our mandate from Square Roots Collective, a visionary developer focused on revitalizing the Kennett Square corridor, was to transform this crumbling brick box into a flagship luxury destination.






The Solution
We stripped the building to its raw brick shell, completely reframing all interior floors and walls to meet modern luxury standards and commercial codes. Beyond the main structure, we expanded the footprint by constructing two-story, cottage-style suites to provide a private, high-end guest experience. By pairing this intense structural overhaul with bespoke cabinetry and high-design finishes, we delivered a premier boutique hotel that stands as a centerpiece for the area’s revitalization.

The Challenge
Adaptive reuse requires more than just renovation; it requires a vision for structural transformation. We acquired a historic brick telephone switchboard office—a building designed for utility, not comfort—with the goal of converting it into our private design studio and home office. The challenge was to preserve the industrial 'Conestoga' heritage while integrating modern mechanicals, high-performance insulation, and a luxury residential finish.


The Solution
We stripped the building to its masonry bones to create a multi-functional layout including a grand executive office, a collaborative conference suite, and a custom efficiency kitchen. Every square inch was treated as a showcase of our 'Design-Build' philosophy—featuring bespoke Adelphi cabinetry that maximizes the unique industrial footprint and architectural millwork that honors the building's 20th-century roots. The result is a seamless blend of historic brickwork and modern, heirloom-quality craftsmanship.

The Challenge: A cramped, 1980s-era layout that felt closed off from the rest of the home. The space was plagued by uneven subfloors and a series of small, inefficient rooms—including a butler's pantry and a misplaced closet—that stifled both light and movement.

The Solution: We executed a full structural reconfiguration, removing the pantry and closet to create a seamless, open-concept flow. By enlarging the window openings, we flooded the space with natural light. The transformation was finished with precision-leveled hardwood flooring, professional-grade appliances, and custom cabinetry tailored to the homeowner's specific workflow.
